Learn to run your business on AI agents, from an owner who runs his on them.
I run a Charleston contracting business, a custom apparel and screen printing shop, and Happy Sunday, and AI agents handle a lot of the office work in all three. I'll show you how to set up and run the same kind of tools yourself, on your own accounts, so you're never stuck waiting on a consultant.
Who I help
I work with owners of small and mid-sized businesses who know AI agents could save them time but don't know where to start, which tools to trust, or how to get their team using them. You don't need a technical background, just a willingness to roll up your sleeves for a few sessions.
My first focus is Charleston-area general contractors, builders and remodelers, because that's the world I work in. But the same problems show up in almost every owner-run business.
What you'll learn to hand off to AI
- Quotes and estimates. Set up an agent that drafts them, with a person checking before anything goes out.
- Leads and open bids. Follow-ups that go out on schedule, so nothing slips through.
- Customer updates. Regular status updates, and a plan for after-hours calls and texts.
- Paperwork. Receipts, invoices and late-payment reminders.
- Scheduling and daily notes. Voice-to-text logs and reminders to crews or staff.
- Marketing. Social posts and website updates, the way I run them for my own businesses.
- Hiring. Job posts and first-pass applicant screening.
Example: general contractors. For a GC, that might mean learning to set up agents for takeoff and scope drafts, bid follow-ups, daily logs, client updates and permit checklists, working alongside Procore, Buildertrend, JobTread or QuickBooks.
Ways to work together

Your accounts, your data, your agents. NDA available on request. Remote clients anywhere, plus in-person office and site visits.

Advisory Retainers
from $500/month
An experienced owner in your corner as you put AI to work: what to try next, which tools to trust, and a straight review of what you've built.
Tiers (3-month minimum, then month to month):
- Advisor, $500/month: one 60-minute call a month, email questions answered within 2 business days, and one review of an agent or prompt
- Advisor Plus, $1,000/month: two 60-minute calls a month, next-business-day answers, up to 3 reviews a month, and a quarterly roadmap refresh
- Fractional AI Lead, $2,000/month: a weekly 60-minute call, one team training session a month, and I own your AI roadmap: tool and vendor advice, and a review of agents before they touch customers. Your team does the building; I lead and train.
Work beyond scope: extra advisory time at $175/hour for short, bounded questions.
How it works
Book a free 30-minute call.
Tell me how your business runs and where the time goes. If I don't think AI will help, I'll tell you.
Get your roadmap.
In a one-week audit I look at your workflows and tools and hand you a written plan: what to hand off to AI first, which tools to use, and how to set it up.
Build it yourself, with me coaching.
In guided sessions or a workshop you set up your own agents on your own accounts. Then, if you want, I stay on as your advisor while you keep improving.
About Kevin

I'm Kevin Cunningham. I run a contracting business here in Charleston, plus Weekday Promotions, a custom apparel and screen printing shop, and Happy Sunday, a hat brand.
I studied mechanical engineering at UNC Charlotte and worked as an engineer at Andritz Hydro and Siemens Energy. Then I spent the last 15 years in the trades. So I know what it's like to run jobs, chase invoices and answer the phone while you're trying to grow.
About six months ago I started using AI agents to take work off my plate. Today they help me with:
- Instagram for each business
- Lead replies and quotes
- Bookkeeping and bills
- My inbox, calendar and daily priorities
- Estimates and sales follow-ups
- Website updates and ads reporting
Over the past month, putting AI to work took my leads from 3 a week to 10 a week.
Other owners kept asking how I do it. Most of it isn't hard once someone shows you. So I teach owners to set up and run these tools on their own accounts, and I stay on as an advisor if they want one. I'm not a software company and I don't resell tools.
FAQ
Will you build it for me?
No. My job is to teach you and your team to set up and run these tools yourselves, so you're never dependent on me.
Do I need to be technical?
No. If you can use email and a smartphone, you can learn this. I explain everything in plain language, and you get written recaps of each session.
What tools will I be using?
AI agent tools like Grok Bot and similar assistants, plus whatever you already have: QuickBooks, Google Workspace or Microsoft 365, and industry software like Procore, Buildertrend or JobTread. I'll tell you what any new subscription costs before you sign up, and every account is in your name.
What about my data and privacy?
Everything runs on accounts you own and control. Part of every roadmap is a simple set of rules for what information goes into AI tools and what stays out. I only see what you choose to share during our sessions. An NDA is available on request.
Will you sign an NDA?
Yes. An NDA is available on request, before we look at anything in your business.
Do you only work with contractors?
No. Construction is where I started because it's the business I know, but the same problems (quotes, follow-ups, customer updates, paperwork) show up in most owner-run businesses. If your business runs on repeat office work, we should talk.
How fast will I see results?
The audit takes one week. Most owners set up their first agent in a single guided session. I won't promise specific savings before I've seen how your business runs.
What happens after the audit?
You get a written roadmap. You can follow it on your own, book guided setup sessions to build it with me coaching, or bring me on as an advisor. If you sign up for a sprint or an advisory month within 30 days, the full audit fee is credited.
Where are you based?
Charleston, SC. I work with clients remotely anywhere, and I'm glad to visit your office or job site in person.
